New England Home Buyers or IPS Cash for a New Hampshire As Is Sale

The septic backs up every spring. There's an old oil tank somewhere under the side yard, and the roof has two winters left, maybe. You're not putting money into any of it. You searched New England Home Buyers as is New Hampshire because you want someone to take the house exactly as it stands.

New England Home Buyers is one company that does that. IPS Cash, based in Nashua, is another. Both say they'll buy without repairs, but they don't take the same kinds of property, and they publish different terms. Here's a side-by-side look, built from each company's site and BBB profile, plus the few things New Hampshire law asks of any seller.

IPS Cash and the As-Is Sale

IPS Cash buys in any condition. You don't make repairs, you don't clean, and you can leave behind whatever you don't want. Its service area page lists the kinds of houses it takes, from old and outdated ones to fire damage, termite damage, hoarder homes, unfinished construction and condemned property. The company often renovates what it buys.

It also takes more property types than most. IPS Cash buys houses, condos, townhomes, duplexes and two-family homes. It buys land, and it buys mobile homes, whether single-wide, double-wide or modular, in a park or on private land. That range matters when the problem isn't just the house but the lot it sits on.

The company is the doing-business-as name of Inherited Property Solutions LLC, with its office in Nashua. It's been buying New Hampshire houses since 2016. The BBB rates it A+ and lists it as accredited since 2024, and its Google listing showed 4.8 stars from 172 reviews in October 2026.

How New England Home Buyers Handles As-Is Houses

New England Home Buyers is based in Haverhill, Massachusetts, and doesn't keep a New Hampshire office. Its New Hampshire page says, "We will buy your house, as-is, with or without tenants." It names houses, duplexes, condos, rentals with tenants and inherited homes. Mobile homes and land don't appear on its pages.

The company has a fair claim to repair know-how. Its site describes co-founder Shad Elia as "a licensed contractor," and that kind of background helps when a buyer has to price a bad roof or a wet basement. Its New Hampshire page says it makes an all-cash offer within 24 hours after a walkthrough.

The BBB gives New England Home Buyers an A+ and has listed it as accredited since July 2020. Its homepage also says "we never assign your contract to a third party," a firm written term. Don't confuse the company with the national We Buy Houses network, even though its BBB alternate name is "We Buy Houses Here."

What New Hampshire Asks of an As-Is Seller

As-is means the buyer won't ask for repairs. It doesn't wipe out every disclosure. New Hampshire has no single all-items condition form. Instead, RSA chapter 477 lists specific items.

RSA 477:4-a requires a notice about radon, arsenic, lead, PFAS and flood before a contract is signed on property that includes a building. RSA 477:4-c and 477:4-d cover private water and sewage systems, insulation, flood zones and residential heating oil tanks buried underground. That last one fits the side-yard tank. The statutes don't list an as-is or investor exemption, so ask the closing attorney or title company what you should hand over.

The Walkthrough and the Offer

Both buyers want to see the house first. IPS Cash's stated goal is to put a cash offer in front of you within about 24 hours, once its team has usually walked through. Expect it below full market value, because the company prices in condition, repairs and nearby sales. With a septic or a tank in the picture, expect both buyers to price those in.

Prices can still move after a closer look. Reviews and BBB complaints from some IPS Cash sellers mention a lower price, or a sale that was cancelled, once an inspection was done. Ask IPS Cash and every other buyer what could change the number, how long the inspection window runs, and what cancellation rights each side has. Get it in writing.

The Closing Window

IPS Cash will close in as little as 7 days if you're in a hurry, or wait for a date you choose up to about 60 days away. New England Home Buyers says it can close in as little as seven days, and that 30 to 60 days "works perfectly too." Only IPS Cash mentions an occupancy agreement for sellers who need to stay after closing. Ask for those terms, since they aren't published.

What Stays in the House

With IPS Cash, you take what matters and leave the rest. There's no cleanout to schedule. New England Home Buyers' pages don't say much about belongings, so ask whether you'll need to empty the house.

Rhea April Rodel sold to IPS Cash and summed it up on Google: "No cleaning, no repairs, and no agent fees eating into the check."

Property Types and Coverage

Here the gap is clearest. IPS Cash names land and mobile homes, and New England Home Buyers doesn't. IPS Cash buys statewide in New Hampshire, with most of its activity in Hillsborough, Rockingham and Merrimack counties, plus eastern and central Massachusetts and southern Maine. New England Home Buyers lists 28 New Hampshire towns, plus parts of Massachusetts and Maine.

What It Costs You

Neither charges a commission or a fee. IPS Cash covers closing costs and builds them into its offer. New England Home Buyers says it "pays all closing costs." Ask both for a net sheet.

Which House Goes to Which Buyer

New England Home Buyers suits a standard house, condo or rented duplex where a written no-assignment pledge is your top concern. If that's you, ask IPS Cash for the same terms in writing.

IPS Cash suits the harder cases. Think a mobile home with high lot rent, a parcel of land, a house full of a parent's things, or a place with fire or termite damage. It also suits sellers who want a buyer based in New Hampshire.

Before You Sign

  • Whose name goes on the contract as buyer, and where's your proof of funds in writing?
  • Which RSA 477 notices do I need to give, and who prepares them?
  • What could lower the price after the walkthrough?
  • Do I need to empty the house, or can I leave things behind?

The One to Call First

If your search for New England Home Buyers as is New Hampshire brought you here, call IPS Cash first. It takes a wider range of property, it lets you walk away from what's left inside, and it works out of Nashua. Ask for the offer in writing, get a second one if you like, and decide when you're ready.
